1. Report the Issue Immediately
As soon as you identify an emergency maintenance issue, please report it by submitting a maintenance ticket through our online portal or by contacting us directly at coralseaproperty@email.propertyme.com. Prompt reporting enables us to address the problem as quickly as possible.

3. What Constitutes an Emergency Repair?
Under the Residential Tenancies and Rooming Accommodation Act 2008 (RTRA Act Qld), emergency repairs are defined as:
• A burst water service or a serious water service leak
• A blocked or broken toilet
• A serious roof leak
• A gas leak
• A dangerous electrical fault
• Flooding or serious flood damage
• Serious storm, fire, or impact damage
• A failure or breakdown of the gas, electricity, or water supply
• A failure or breakdown of an essential service or appliance on the premises for hot water, cooking, or heating
• A fault or damage that makes the premises unsafe or insecure (this includes smoke alarms)
• A fault or damage likely to injure a person, damage property, or unduly inconvenience a tenant
• A serious fault in a staircase, lift, or other common area of the premises that unduly inconveniences a tenant in gaining access to, or using, the premises
4. If Immediate Action Is Required
If you cannot reach our preferred tradespeople and the situation requires urgent attention to prevent further damage or risk, you are permitted under the RTRA Act Qld to arrange for necessary emergency repairs.
• Spending Limit: You may spend up to the equivalent of four weeks’ rent on emergency repairs.
• Documentation: Obtain itemized invoices and receipts for all work completed.
• Reimbursement: Submit these documents to us promptly to seek reimbursement from the landlord.
5. Important Considerations
• Accurate Assessment: Ensure the issue qualifies as an emergency repair as defined above.
• Incorrect Requests: If the maintenance issue is not deemed an emergency or results from tenant misuse, the landlord may choose not to action or reimburse the repair costs, either in part or in full.
